Palos Park winter streetIt was a long and snowy drive today for a listing appointment for an Orland Park condo.  I almost did a doughnut twice.

It is not yet listed as it is an estate sale and a little spiffing up needs to be done.  This is a preview as it will be the lowest priced unit in the Long Run Creek subdivision.

It offers 2 bedrooms and 2 full baths including the large and lovely master suite.  There is heated underground parking for 1 car and this unit has the only hall storage area.  There is other parking outside.

This is my favorite condominium floorplan as it feels more like a house inside.  It is spacious with a large dining room and living room (with a gas fireplace), a spacious kitchen and 2 nice sized bedrooms.  There is good closet space (a walk-in closet in the entry area and master bedroom) and a laundry room with full sized washer and dryer.

I’d like to introduce a couple of new things.  First off, when you hit the link below (or the picture above) you’ll be introduced to a new way I am showcasing listings.  It is a single property website that features one property only.  This is great for both buyers and sellers.  Buyers don’t have to be distracted by multiple properties and can get a lot of information on the subject property.  Of course, sellers love having their place “singled out,” without having to compete with multiple other listings.

What do you get in Orland Park for over $2,000,000?

The last post I made showed what kind of Orland Park home you could get under $100,000 – you can read it here.  So I thought I’d go to the other extreme and see what you can get for more than $2,000,000.  Not all of the southwest suburbs have homes priced that high.  But Orland Park does!

This Orland Park property is the only one currently priced above the 2 million mark, at $2,395,000.  To see this Orland Park home click on the link and then scroll down to the different price links.  Click the one that says “Over $1,000,000.”  Once you get to that page you’ll need to click to Page 2.  Since these pages change all of the time it is difficult to give you an exact link as it might be different tomorrow.

So if you have the dough you can get a 5 bedroom, 6 1/2 bath home with 7 fireplaces and an in-ground pool.  Most of the photos look pretty neat with the exception of what looks like a pink master bedroom.  This home has been on the market on and off since March of 2006.  The original list price was $2,750,000.

It is never easy being the highest priced property in any village, as the current seller knows all too well.  Especially in this recession when these kinds of homes will most likely no longer be built as people are downsizing their budgets and lifestyles.  Sure, some have not been affected badly by our current recession, but it has affected many, and in all price and salary ranges.
